Water, Water Anywhere
Published Wednesday, May 17, 2006 by Real Estate Pro.Median home prices are also a lot lower than in nearby Sedona - about $325,000 in Flagstaff, she said, which is roughly the Sedona entry price. For example, in Mountain Home (population 11,100), tucked deep into the Ozark Mountains, second homes made up only 10 percent of the market three to five years ago, but today it's 15 to 20 percent, said Rodney Wagner, the principal broker and owner of the Mountain Home Real Estate Company.

Elegant eyesore
Published Sunday, May 14, 2006 by Real Estate Pro.How often do you get realtors using the word "eyesore"? Basically, this is the crappiest house on the street, so don't book a visit unless you are prepared to have your neighbors look down on you as the local poor folks. Moreover, the realtor is implying that unless you renovate this wreck, you will be embarrassed to be here. I wonder how the owners of all the other stately homes on the street feel about having a polluted wreck as a neighbor.

Media Hype?
Published Saturday, May 13, 2006 by Real Estate Pro.While helping my colleague Peter Coy report for the week?s cover story on Buyer(and Seller) Beware: How to Navigate An Anxious Housing Market, I was stuck by the number of realtors I spoke to who were convinced that the cooling housing market was partly due to the?overblown, media hype.?
Some of these realtors I spoke to were looking to blame the inevitable cyclical nature of real estate on something.

Who Wins: Discount Brokers or Six Percenters?
Published by Real Estate Pro.As far back as 2004, the smartest realtor I know told me he wouldn?t pay IAC for client leads because RealEstate.com referrals were always for buyers, and he had all the buyers he needed. The much more ominous thing for highly paid brokers is that now nearly a quarter of buyers, according to the head of one discount brokerage I interviewed, buy a specific home they found online themselves.
